Every estimate here is a guide, always confirmed in person before we begin — no tricks, and the math is the same for every home. Prices assume a typical ~2,500 sq ft single-story home with about 30 standard windows (double-hung, ~3′×5′), plus the screens and tracks that have them (~20 each — not every window does). Your on-site quote factors in what we can only judge in person: the style of your windows (specialty, oversized, French-pane, and decorative take more time), their accessibility (hillside lots, multiple stories, tight side yards), and how dirty they are. Larger homes, extra stories, or additional screens/tracks may adjust the total — counted and confirmed on-site, never buried in the price.
We bring everything we've got to every job and hold it to the highest standard. A few things — built-up paint, hard water, stickers, glue, or stucco — sit beyond a standard cleaning, but we rarely just say no: for the tougher jobs we offer specialized treatments like our Saphir® and Saphir® Plus glass maintenance — protecting and preserving your glass — and dedicated hard-water stain removal. Tell us what you're up against and we'll find the right way to handle it. A 48-hour cancellation notice is required or the reservation payment is forfeited, every job carries a $250 minimum, and touch-ups are available for up to 7 days after service (excluding weather or interference from other contractors).
